This thesis analyzes the connection between valuation models and financing dynamics in the real estate market. Due to the characteristics of the real estate sector, such as the heterogeneity of properties and information asymmetry, it's essential to carry out careful evaluations to reduce risks and allow banks to grant mortgages and loans safely. In the first part of the work, the functioning of the market and the evolution of appraisal criteria are examined, with a particular focus on income-based methods and European valuation standards, which aim to ensure transparency and objectivity in defining the Fair Market Value. Next, the investigation moves on to the financial component, analyzing the different ways to raise capital and going deeper, from a mathematical and actuarial perspective, into the main repayment models (French, German, American, with variable installments), highlighting their impact on the actual cost of the operation and on the sustainability of the debt. The core of the research is the analysis of a real case study, which shows the practical application of the valuation theories and structured financing strategies discussed earlier. The analysis shows how properly estimating the assets upfront and effectively structuring the repayment plan allow for optimizing financial leverage, balancing the risk-return ratio, and ensuring the economic feasibility and long-term sustainability of the entire operation.

Abstract
The analysis shows how properly estimating the assets upfront and effectively structuring the repayment plan allow for optimizing financial leverage, balancing the risk-return ratio, and ensuring the economic feasibility and long-term sustainability of the entire operation.| File | Dimensione | Formato | |
