This thesis analyzes the application of Real Options Theory to the valuation of real estate investments under conditions of uncertainty. After reviewing the main traditional valuation methods and their limitations, the concept of managerial flexibility is introduced as a source of additional value in decision-making processes. To this end, the theoretical foundations of financial options and the subsequent development of Real Options Theory are examined, with particular reference to the main types of options applicable to the real estate sector and to contributions from the scientific literature. The main methodological tools used in the valuation of real options are also illustrated, with specific reference to the binomial model of Cox, Ross, and Rubinstein and to the risk-neutral valuation approach. Finally, the theoretical discussion is complemented by the analysis of a case study, aimed at highlighting the potential offered by Real Options Theory in the valuation of real estate investments and in the management of uncertainty.

Abstract
Finally, the theoretical discussion is complemented by the analysis of a case study, aimed at highlighting the potential offered by Real Options Theory in the valuation of real estate investments and in the management of uncertainty.| File | Dimensione | Formato | |
